Hi there!

I'm looking to buy a unit at City Edge or 1 Moulmien Rise for investment.
1) Which freehold condo is better? Any upside potential?
2) I would prefer it to come with tenancy. Any good unit available? Current tenanted amount?
3) What is the current maintenance fee?

As I'm current living in a private property, how much is the additional stamp duties?

Hi Ms Tang YU,

There isn't much difference between the 2 projects which you have identified except that the age of the project is about 5 years different.

Location wise both have its individual pros and cons, and is usually subjected to individual's perception. Your additional stamp duties will depend on your resident status here in Singapore as well as the number of residential properties you are holding.

Hi Mrs Tang, for your case, the stamp duty payable will be at 3 + 7 = 10% if you are a local citizen.

Hi Mrs Tang Yu,

If you're a Singapore Citizen, you will need to pay Additional Buyer Stamp Duty (ABSD) of 7%. If you're a PR, it will be 10%. If you're a foreigner, it will be 15%.

I understand you're buying this for investment purpose. But may I ask if is there any reasons why you want to purchase either of the above 2 condos?

Good afternoon Mrs Yu,

May I know your residency status?

Your applicable ABSD for second residential property purchase will as such according to your residency status on top of estimated 3% buyer's stamp duty:

1) Singaporean - 7%
2) SPR - 10%
3) foreigner - 15%

Both projects are on par as they located close to each other then we have to assess their age, psf, facitilies etc.

You got to know that as a property age, the maintenance fees will increase.

By the way, I always share with my clients. Usually there wont be much potential upside for resale units where the first few owners have enjoyed the profit unlike new launch where you as a first owner is able to ride on the potential capital appreciation.
