The latest transaction for a 5 room unit at your vicinity is at Blk 30 low floor transacted at $540k in Oct 2011, this is also the highest transaction.

Therefore, you should expect your valuation to be approximately $540k. There should not be any problem getting $50k COV if your condition is tip top.

Notice that we are only able to feed you information about the last trransacted price for a similar unit in your area and as there are very few available units selling, there is not much information we can reference upon. In addition to that, no 2 units are the same therefore it will also be not advisable to compare against these data.

Given that your unit is in tip top condition, I am sure that you have some idea on what should your COV asking be, but let me reiterate that COV asking should not be your consideration, but the final selling price, since it is the final selling price that determines what your final cash proceeds, to help in your financial planning. I can achieve $100k COV for you but what happens if it is still a negative sale. It is more advisable to work on a final selling price first and work backwards, as it is important to do your after sales plan.
