Hi there,

I will be buying a second Resale 4-Room flat with my fiancee soon.
I would like to know what additional cost in detail that I am subject to as I am considered a second timer whereas my fiancee is a first timer.

Resale levy, ABSD etc. ??

I have previously sold off my 4-Room flat due to a divorce.

Are you purchasing as a Singapore Citizen household? If you are purchasing for this property without any housing grants and not intending to use HDB loan but opt to use bank loan instead, there is no additional costs or levy to begin with.

If you are a SPR household in the above scenario, your ABSD applicable is at 5% for the 1st residential property.

    Hi Mike, thank you for your reply.

    My first Resale flat HDB was under HDB loan and I did using housing grants.

    My fiancee and I are Singapore Citizens.

    Cash proceeds was about 90k, but split 50/50 with ex and myself in divorce order.

    HFE is applied and approved, and in the HFE I selected HDB loan.

There is no resale levy or ABSD involved since you are buying from resale open market (non subsidized hdb) for next, and currently no longer own any residential property (so no absd).

Typically the transaction costs involved buyer stamp duties, legal fees and agent success fee for your purchase.

May I know if you have gotten the HFE letter already?

1) ABSD does not applied to SC matrimonial home, even when there is a foreigner in the applicants, as long as the SC is an adult SC.
2) No resale is applicable when buying a resale flat without grant,
3) In fact, your fiancee might be eligible for grant since this is her first HDB purchase.
4) You can find out the above information in your HFE.
