Hi Sir/Mdm,

First of all, congrats on your intention to upgrade from a HDB to a condominium! With the current market sentiments, I have to say you are making the right move.

Basically there is no restriction for you to upgrade from HDB to condominium. The only thing that we need to take note here will be your HDB Minimum Occupation Period or what we call MOP in short. As long as we have fulfilled 5 years of MOP then we will be eligible to sell off the HDB and upgrade to a condominium.

For such upgrading cases, the 2 most important thing will be to do a proper financial calculation and also a very detailed timeline planning. Only when these 2 are done well, then the upgrading move will be smooth and stress-free. Many a times, I hear a lot of sellers starts to stress when the timeline is not planned properly and they end up having no time to renovate their property and they need to spend unnecessary expenses to rent a property to tide them through the period.

Just recently, I have done 3 cases of such upgrading cases. One of them sold their HDB in the central area and upgraded to a landed property nearby, one sold their HDB in the north and upgraded to a condominium in Pasir Panjang area and another sold their HDB in Punggol and upgraded to a beautiful patio unit in the same town. Maybe what I can suggest Is that we can actually meet up for a chat on this. Do not worry as there are no obligations at all. We can really just take it as a chat. And we can take that opportunity to do a financial calculation for you. When it comes to financial calculations, it is not just as simple as whether can you afford it. It is also planning for some reserve funds on rainy days. Of course we can also give you some advice based on your needs and requirements and answer some questions that you may have.

Just to share a little more about myself. I have been in this industry for 10 years and I work closely with my partner who is also my wife, who have been in this industry for about 8 years. Hi,

As long as you have met the 5-year MOP of your HDB flat, you will be eligible to sell it off and upgrade to a private property.

If you're upgrading, you might want to focus your attention on the Timeline for both your sale and purchase, to avoid unnecessary cost upfront.

If your HDB is still under loan, and you're looking to take maximum up to 75% of loan for your new condo, and at the same time avoid ABSD (12% for Singapore Citizen's 2nd property), you will need to sell off your HDB flat first before you commit to purchase the condo.

And if you need the sale proceeds from your HDB flat to pay for the condo, you will need to take note of the Timeline too. Also, as shifting house can be a tiring process, I believe you would also want to avoid the hassle of having to shift house more than once? Hence, I think it is very important for you to take all these into consideration first before you take any step.

There are no restrictions as long as you have met the 5 years Minimum Occupation Period (MOP) for your HDB. However you will need to pay special attention to the timeline and cash flow so that you can able to upgrade smoothly and seamlessly.

In terms of cash flow and timeline planning, it will be ideal to time the sale and purchase concurrently so that you can minimise your cash outlay and use the funds tied up in your HDB to finance your condo purchase. You will also be able to avoid the Additional Buyer Stamp Duty that is applicable for the purchase and not need to rent a place to stay in the transition.
