Based on my rough calculations using your income as a guide, I believe your HLE is based on the maximum possible tenure of 25 years.

You mentioned that you do not want any additional topping up of cash for monthly installment.

Based on your current combined income of $4.6k, it is quite likely that you would still need to top up some cash on a monthly basis to finance your mortgage (on top of deducting from CPF on a monthly basis).

However, if your concern is on the cash-over-valuation (COV) of the house that you may potentially incur, this would really depend on your agent's negotiation skills, as well as his/her experience in approximating a reasonable price of the house based on today's market.
