Hi there. I have a property to let in River Valley Area. It has been marketed by my agent for 3 months already but still without any success. My agent is of the opinion that it is appropriately priced. In fact, I have actually priced it slightly lower than 2 other units in the same development which are also on rent. My property is a renovated unit and is currently vacant. What could be the possible reasons? What can I do to get it moving?

Dear landlord,

I have been handling a fair bit of rental the past couple of months. I am unable to provide any proper opinion without knowing all details of your unit available and in comparison with competing units within the same development.

As much as I can gather, even if you are priced lower than your neighbours, it does not guarantee take up since your neighbour could also be priced outside the general acceptable range of rent in the location.

A question I like to know is how has the viewership of the unit been the past 3 months. This will likely determine what adjustments you should be considering moving forward.
