I am a Malaysian Citizen, Australian Permanent Resident.
Would be interested in purchasing a investment property.

From my reading - can I please confirm - A non PR foreigner can only buy a executive condo that is at least 10 years old? on top of that there is a 20% stamp duty fee?

Hi Richard,

A non PR foreigner can purchase not only executive condo that are 10 years and above, and also most condominium developments in Singapore.

A non PR foreigner will need to pay total stamp duties of approx 33% (ABSD of 30% + BSD of approx 3%). This is on top of the purchase price.

    Oh thanks. I got a but confused between executive condo vs condo (executive condo sounds more impressive), now my understanding is executive condo is more like a high end HDB? thus the 10 year rule? So for a foreigner, investor, even a new condo in development, it is possible to purchase?
Hi Richard,

Foreigners in Singapore can buy excecutive condo that is more than 10 years old and also other condo developments. On top of paying 3-4% buyer stamp duty (BSD-every buyer would have to pay), you also need to pay additional buyer stamp duty (ABSD-for foreigners) of 30% (the amount was revised from 20% in Dec 2021).

Oh executive condo is not hdb, after 10 years it will be fully privatized and treated same as private property but cateogrized as executive condominium status, a sub-type of private property.

Yes foreigners can purchase resale or new build condominium development, there are no restrictions to purchase or who you can sell to. The only thing is foreigners pay higher ABSD than PRs or locals for their purchase.

As a foreigner, you can purchase an Executive Condo that is more than 10 years old. No restriction on private condo purchase, you may even buy brand new private condo!
The stamp duties payable will be 3-4% of buyer stamp duty and 30% of additional buyer stamp duty.
