Hi there! I am a 41 single looking to purchase my first home. My gross monthly income is $7400, but I don’t have much cash savings as I had to help my parents with a medical emergency and I was retrenched last year, and only started back in full-time employment about a year ago.

What are my options in terms of financing a home? I’d ideally like to rely on my CPF and an HDB loan… I know I’ve exceeded the income ceiling, but do you suppose there’s a chance to appeal?

Good morning,

i understand your concern on cash outlay. It will be best to send an appeal via e-feedback (to HDB) to be eligible for HDB loan in order to proceed further. Unless you have substantial CPF OA funds to purchase a HDB without the usage of loan.

You're still eligible to purchase a HDB resale flat, as there is no income ceiling cap on these flats.

You might wish to apply for a HFE first, to get a better understanding of you finances and affordability. You may also wish to consider engaging an agent to assist you in your home purchase, as it seems to me that you're not exactly savvy in property transactions.

Good morning,

You can try to write in to HDB feedback form to try to appeal for HDB loan given your circumstances. There is no income ceiling for resale flat so you can purchase any resale flat so long the finances are sufficient. If you are going for bank loan, the indicative loan amount should be approx up to 390k. So this plus your CPF and cash available will give you an indication on the preferred budget to work with.

In terms of HDB loan, as you have already exceeded the income ceiling, you will definitely need to appeal to HDB if you intend to take up HDB loan and see what HDB says. Do submit your appeal with relevant documents like your parents medical and etc. Before we are able to advise further, we will also need to know more about how much CPF funds are you able to utilise for the purchase to work out a feasible financial plan.

Under Single Scheme, your current income has exceeded the stipulated ceiling. However, as per your inquiry, you are spending a portion of your income to finance your parent's medical condition.
