Hi team,

I'm an SC and my husband is PR. This is our first marital home. No other property in our names. We have enough cash for downpayment + BSD but i hear if we apply for a joint mortgage we'll be subject to ABSD. How do we apply for remission of ABSD and how quickly can we get the approval? We'd like to budget our spend before we shop for a place, right now if we need to shop then apply, we run the risk of not having enough for the cash upfront. Has anyone faced a similar situation?

Good afternoon Ju,

As this will be your first residential property in Singapore, IRAS will treat it as your matrimonial home thus you don't have to pay 5% ABSD due to your spouse's SPR status. You don't have to pay 5% ABSD first then apply for remission (I have checked with some law firms on this before, you can speak to them if you want to).

Not to worry, probably you can share more information on your finances so I will be in a better position to advise you with an aid of a financial calculation. With this, you will have minimal risk with not having sufficient finances for the initial outlay.
