If your landlord has fulfilled his or her 5-year Minimum Occupation Period (MOP), he or she can sell the HDB flat to you if you are applying for any of the schemes in the resale HDB market.

An HDB flat cannot be sold with tenancy. Hence, once the HDB flat is sold, the tenancy comes to an end. You are advised to come to a mutually agreeable solution with your landlord.

Yes, if you're eligible to purchase a HDB flat, you could purchase it from your Landlord. HDB flats cannot be selling with tenancy, hence the Tenancy Agreement with the owner will cease upon the sale completion.

Yes you may do so if both landlord and tenant mutually agree on that and there are no regulation barring you from doing so. Tenancy agreement is a private agreement between landlord and tenant and if landlord agrees to sell the HDB unit to you, surely he will agree to terminate the tenancy agreement once you have bought over the unit. Even if the tenancy agreement is not being terminated fomally, the house title will automatically transfer to your name after the selling process and the ex owner will no longer have any rights to enforce the tenancy agreement on you. Definitely you can. This will be willing buyer and willing seller. If the landlord is allowed to sell his flat and you are eligible to purchase a resale HDB flat.

The tenancy agreement is between you and your landlord so this can be settled internally.
