Hi Joseph,

1) You have to verify the credibility of the representative.
(a) If there is a will, the person will be named as an executor in the will. The executor should have applied for a Grant of Probate. He can only distribute the deceased's assets to the beneficiaries according to the will.
So you have to check whether he is the executor or the beneficiary. You have to read the will to ensure that he has the right to grant an OTP.
(b) If there is no will, do note that all the deceased assets will be frozen, which implied the property cannot be sold until an administrator has been appointed. You have to read the Letters of Administration in order to confirm it is in order.

2) Subsequently after you have done the basic verification. There are two immediate things that need to be done if you are taking a bank loan.
(a) Bring all the relevant documents to the lawyer to check the validity, also need to ensure this lawyer is on the bank's board of directory to act for you.
(b) Obtain an IPA from a bank and process a LOO (Letter Of Offer), before you exercise the OTP. The LOO could take up to 2 weeks to process thus make sure the OTP issued gave you a sufficient time period to exercise before it expires.

3) You can only exercise the OTP once the lawyer verified the credibility of the representative and confirm all documents are in order.
4) Your property agent should assist in the verification process and advise on the priority sequence of the process.
