Do you mean 2 room flat? Seriously speaking, HDB units are not meant as an investment, but more to supply affordable homes to Singapore Citizens and PR. For smaller units, the gain will be likely even more restricted as those who can afford to buy higher price would likely have gone to purchase a 2 bedrooms instead of having to settle in for 1 bedroom unit.
