Seeking some opinions here. I have been looking for property for a period of time and would like to have a spacious space in city fringe areas , but with my humble budget of 1mil, it seems very tough

I recently came across Kentish court at oxford road, which seems to fit in my criterias on budget and space. But this come with a sacrifice of 20years lease. Any opinions on older properties as such. Honestly I find it a gem, city fringe area with amenities and public transportation convinently available

Hi,

For a 1m price range, its always a trade off between balance lease and size for city fringe location projects. If your plan is for long term stay and retirement, the value you get from the convenience and unit size should be more important. If you have plans to sell later its another story. Do note however older properties typically do not have modern facilities and the unit itself might require more upkeep.

Hi Sir,

It depends on your objectives, if this is for own stay or for investment purpose.

If you're buying for own stay, and you like the area and the space the development has to offer, by all means go for it!

But if you're looking it as a form of investment, I think there are many others out there in the market that is much much better!

Just to add another note, older developments may incur higher maintenance/repair costs in the long run.

Depending on your definition of Spaciousness... there are many properties that are within, or slightly above your budget, Freehold, city fringed and with amenities.

If we are looking at dollars and cents perspective, it is definitely a big concern in terms of the number of years of lease left.

If you are looking at the space it offers, its convenience it offers not only to you but your family, these are things that cannot be measured easily as it differs among individuals, then perhaps it is a good buy. Note that this is going to be your family home, therefore does the comfort and convenience it provide bears greater significance than the pure dollars and cents? Moreover, I suppose that the valuation of the project can be matched by the financial institutions, therefore in terms of dollars and cents, you are unlikely over paying based on existing market conditions.
