Hi, recently I made a payment of 1K for the option fee to the seller. Now the seller's agent is asking me to make another payment of 4K for the option exercise fee. To my understanding, option fee & option exercise fee are actually the deposit. And the amount for the deposit must not exceed 5K. Is it a must for 4K or the amount can be lower or maybe even 0 for the option exercise fee? Since it is a $0 COV, is this the way for the seller to get some cash? Just need to clarify my doubts and understand what I'm told to do.

Afternoon, Since you are doing DIY for your purchase, you should be aware that exercise fee cannot be $0. As per HDB ruling, exercise fee must be at least $1 to max of $4k. This figure is to be worked out between your seller and you. Furthermore, the lesser you are going to pay now will means that you need to pay more in the future.
