Am wondering how is the rental of condo at Orchard Road - small unit of 600 sf moving?

I have a unit at Espada - tenant moving out first week of next year 2017.

Wonder what is the best thing to do now?

Hi Melvyn,

You can either rent or sell the place given that both market segments are rather stale. The key consideration if you decide to sell is what is next after getting the cash on hand.

Rental at prime areas are still moving if priced correctly.
If you are thinking of selling as well, my suggestion is to market for both sale and rent concurrently.
You may eventually find a tenant first, but you still have the option of selling with tenancy to investors looking at prime areas.

The rental is around $4k per month. I am very familiar with Espada and have rented a low floor unit 667sf at $4300.

I think selling is not an option for you as your purchased unit should be still within 4 years unless you are willing to pay SSD.

    I have started buying this unit since soft launch period which is more than 5 years...

    Now you said I cant sell because any unit selling below 4 yrs hv to pay government selling tax - right?
