Hi property gurus, I have a Sembawang 5 room hdb with loan around 120k. With an income around $4,500, is it worth it to sell the hdb and get a 1 bedder condo. I am concern about the financials since I don't have much savings.

Hi,

1) Current lowest price for 1 bedroom condo ranges from $500k onwards, located in Geylang, Jalan Jurong Kechil & Woodlands.
2) Sembawang's median price for a 5-rm flat is ~$490k from the past 6 months' transactions.
3) The above is the basic data that can be retrieved from public sources.
4) Without knowing the reason, your CPF and others. On the surface, it does not seem a good choice for you to pursue a private at this junction.
5) Especially you mentioned your income level, and not much saving, etc.
6) If you are planning to find a smaller unit and cash out some cash. You might want to consider a 2-rm flat instead?
7) According to my research on the market price for a 2-rm flat; less than 10 yrs old flat costs ~$300k, less than 60 yrs lease flat costs ~$250k. Of course, these older flats are located in more convenient regions such as Bt Merah, Toa Payoh. Whereas those newer flats are majority located in Bt Panjang, Punggol, Pasir Ris, etc outer urban area.
8) Thus it really depends on your needs and matches your budget in order to find the most feasible solution.

It will be better if we can determine the amount of sales proceeds and CPF refunds that you can get back after the sale of the HDB. With a better idea of this figure, together with the loan that you are eligible for, then we can determine whether you can afford the 1 bedroom comfortably.
