You can use the total sums (60k+56k OA) and the 300k hdb hle loan, meaning 400k purchase price shouldn't be an issue. Any cash on hand will add to that amount.
If you are selling and buying, and taking hdb loan again, hdb requires you to use your CPF OA fully. It be ideal if we can meet up and plan out in detail the financial plan and timeline so the transit is smooth.
