What is your objective in this purchase and how has these projects capture your attention to bring up for discussion?

If capital growth is what you are looking for, then we will need to look at both the macro and micro factors where past performances of similar homes and neighbourhood is doing. I am sure that for a freehold project to be priced close to an aged 99 years leasehold project, it sounds very attractive, but the question is why will developer priced it as such if they can simply call for a higher pricing?

May I know the developments you are referring to so I could value add with a more detailed response? If its for personal stay, and both developments have its merits for you, I would be inclined to suggest the freehold development as a better wealth protection platform as its likely 10 years at least before you explore any sale (if any).

By then the leasehold factor will start to play a part in the potential buyer's mindset when he/she makes an offer for your property, which can make it difficult for you to exit higher. Also the building age and maintenance will also play a factor.

Upper changi road developments may also benefit from the future changi aviation hub and cross island developments, as it is nearer to these commercial nodes and future growth areas. Just wondering if you have considered Parc Komo as well?

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

One man's meat may be another man's poison. Each property will have its own pros and cons. Ultimately, you will have to ask yourself what are your objectives of this purchase, and also what is your plan and expectation going forward?

I suppose the purpose of this purchase is for your own stay? If so, ask yourself which property better suits you and your family's needs?

For example, if you have young children, a bigger development may be more suitable as they get to enjoy the more expansive condo facilities during their early growing-up years. Once they passed that stage where condo facilities are not their "thing" anymore, then perhaps a small boutique development works just fine. This is just one of the many considerations for you to think about. There are many others too.

Hi,

1) This is a very common dilemma when coming to buying property.
2) It rather looks strange why an older condo with better connectivity and bigger in size is the same price as a freehold property which some of the factors are not as ideal.
3) So you have to understand the property market how it works.
4) Generally, you could expect capital appreciation from a new launch but you can forget about it when you buy a resale.
5) You may ask your friends or you might have come across yourself, that BTO makes a higher profit than resale HDB. Profit in resale HDB if there is any usually can't beat the BTO.
6) If it works the other way round. All BTO when sold at MOP prepare to make a loss and only resale HDB makes a good profit. What will happen? The HDB market will collapse and HDB not going to build any more flats because no one is going to buy BTO.
7) Similar scenario is applicable to the private market. If the developer is selling cheaper than the resale market then the resale property will never have buyers and all people will rush to buy new launches only. The property market will collapse because no one dares to buy a new launch anymore since the property is going to sell cheaper and cheaper.
8) But now not talking about the profit, you must a simple objective in mind and not multiple, because this is how life works.
