hi, need advice on the following;

Scenario:-
i sold my current flat at market price (bought resale without any grants) and after deducting outstanding bank loan and CPF+accrued interest, the sales proceed is negative $50k

Being a first-timer, i intend to buy my next resale flat and apply for the CPF Housing Grant and Enhanced Housing Grant, let's say total $80k.

Question - will CPF deduct the outstanding $50k from the $80k housing grant amount ?

Hi,

I think you have got it mixed up. For sales with negative sale, you are supposed to top up your CPF with CASH if you sell the flat much below Valuation. If you sell it at Valuation, you could appeal to CPF to give a waiver. Buying is a separate matter. You will be able to qualify for the Grants if you're eligible.

No worries on that as CPF usually won't require you to pay up the 60 lk difference provided you aold your flat at market price. Your grant also won't be affected provided you are eligible as a first timer. Since you already sold your flat, I would assume you bought uour 1st flat without using any grants. For selling part, the negative sales doesn't 'carry forward' to your next purchase.You can write in to appeal for waiver provided your unit is sold at Valuation price or higher( subjected to approval).Not sure if you are aware, one of the reason why your first flat is sold at negative sales is due to buying from resale market. So, why would you want to repeat the process again? There are actually more options available for you instead of buying resale again, since you are still considered as First-Timer still.
