How much Cpf can she use is also dependent on how much bal she want to keep in her cpf and if her current salary cpf contribution is able to support the monthly mortgage after the purchase.

As the flat you are planning to purchase does not cover the applicant till age 95, you are only able to use a pro rated amount between 50%-75%.

For mortgage loan, if you are using HDB loan it is advisable to submit a HLE and wait for the result for better accuracy. If using bank loan, speak to a banker (I will be able to recommend some bankers).
