Hi, My wife and i would like to get a jumbo unit at woodland area. However we are not willing to pay more than the property value.

Could anyone here advice what is the current property value range for blk 800 and 300 series.

If you have any selling willing to let go below or at property value within the area do let me know as well..

Dear Howard,

It is a tall order in your requirement as Jumbo units are usually low in supply, making every unit a premium product for the high demand. Just imagine that you are a seller of a high demand but low supply product, will you priced it on the cheap?

I reckon your only opportunity in your purchase plans is to make your best offer for your shortlisted unit and see if the seller decides to accept. If it turns out negative, you may move on to the next shortlist.

Hi Mr Howard,

We, as the profession can estimate the market value or so called valuation price of each property.
Although more than 90% accurate, but we cannot guarantee the outcome as it is not a factor that is control by us.

There will be time where there is a $5k~$10k deviation apart from the valuation and estimated price.
However, 2% deviation I would said it is acceptable.

I would recommend you to engage a real estate agent to assist you in valuating and negotiate to get the best deal.
