EC can be sold to Singaporeans and SPRs after 5 years of MOP. You can rent it out after you buy it. Do note that the Additional buyer stamp duties are applicable if any one of you own more than 1 property.

Hi Ken,

Yes, you can buy resale RC which are above 5 years old but do note of the 10% ABSD (additional buyer stamp duty) payable for your 2nd private residential property and maximum 50% Loan to Purchase Price / Valuation for your 2nd residential loan if you have not fully paid for your existing private condo.

One way to save on ABSD is to decouple the ownership in your existing private condo and use the removed owner to buy the resale EC. 5% ABSD is payable for SPR 1st residential property.

Yes, you can rent out the resale EC after you have bought as MOP (minimum occupation period) only applies to direct EC purchase from developer. (i.e. it follow private condo rules after 5 years old)
