Yes, your spouse can purchase under non-citizen spouse scheme. 1st of all, it is best to check on the loan your spouse is eligible for in order to plan for the purchase. You can get your spouse to apply for HFE first before proceeding further. No fees applicable for HFE application.

Good morning,

cash outlay will depends on what type of housing loan (HDB or bank) you are using, how much you are eligible for and do you have enough CPF OA funds (including housing grants for singles under families with non resident) for the downpayment.

Let say you are eligible for 75% bank loan and enough CPF OA funds for 20% downpayment.

A rough guide will be:
Balance 5% needs to be in cash
valuation fee: $120
resale application fee: $80
legal fee: $2000
agent's commission: 1% of purchase plus GST etc

If you’re approved for the maximum loan of 75%, you will need to make a down payment of 25%—comprising 5% in cash and the remaining 20% can be covered by cash or CPF.
