my situation is like this, need advice
- current stay in fully paid 5-rm HDB
- need to buy a bigger unit - 8 people (3 gen)
- combined salary is 14.2K
- looking for D27
- No other outstanding loans
- husband is 48, wife is 40
- need 3 toilet to avoid fighting in the morning
- combined CPF now is 250K
- cash is 100K
- i do not want high commitment, any advice to buy old jumbo or resale old condo?

Hi Kenneth,

I did a rough estimation based on your age and income. You should be able to secure a loan of about 1.45 mil if you do not have other substantial financial commitments. In your case, a 4 bedroom condo unit or a jumbo flat is both possible depending on your needs and requirements.

If you prefer really big space and want to minimise on financial commitments, then jumbo will be recommended. If you want to enjoy facilities and want to see appreciation in your home price in the long run and do not mind taking a bigger loan to finance your place, then I will suggest you to get a 4 bedroom condo.

Based on the preliminary info shared, the indicative estimated max loan will be around $1.47m based on a 20 year loan tenure, if there are no other major loan commitments. A jumbo or a 4 bedroom will be a good fit for your plans.

If space and comfort and less financial commitments are priorities, and you do not foresee moving again for the long term, the jumbo will be a better fit.

If preserving the wealth and also leaving a legacy for your children is also a factor, getting a private condo may be something that you may want to consider as well.

Hi Kenneth,

Both options in terms of resale jumbo or old condo will present you the same set of potential concerns in that their balance lease tenure will make it unattractive when it comes to future resale potential. While the old condo may have a better chance to liquidate with collective sale potential, it will also be subjective to the prevailing market sentiments, nevertheless, it will require you to have higher commitment than a resale jumbo HDB flat.

Depending on how much your current fully paid HDB can fetch, you will only be required to undertake minimum loan if your option is a resale HDB jumbo flat, given that you already have an estimated $350k in funds for the purchase before your sale of current HDB.

Base on your information, I would suggest that you go for HDB Jumbo unit, if you are not particular in location. Not every area has Jumbo HDB. I know Yishun do have Jumbo.
Being debt free should be the way to go once you reach late forties. I will be glad to assist you in selling and buying (contra) process for your HDB. From the financial information you provided, I can say that you can afford to purchase either a Jumbo or resale condo with both option having pros and cons. From an investment perspective, buying a 4 bedder condo that is not too old might be a good option as some of this condos have a separate toilet for maids (which you can convert it to 3rd bathroom if you need to. Moreover the trend nowadays is that HDB units do tend to depreciate in value as the years come bu. Combined with the fact that there is no MOP period to be met should you purchase a condo, you can easily sell off your condo should your family circumstances change in the near future.
