My parents are both 70 years old and retired. Currently they are staying in a condo unit purchased under my dad's name. They are intending to lease the unit out to get an additional income and is considering getting a short-lease 2-room flexi flat from HDB under my mum's name only. Is it possible?

Hi

Unfortunately no, they are required to sell away their private property, wait out 30 months first, before they are eligible to purchase short lease flat directly from HDB. It is not possible to purchase under your mum's sole name only since they are currently legally married, they have to apply jointly.

One way could be to rent a smaller place while renting out their condo, and earning the rental difference.

To cash out, they can also consider to get resale hdb 4-room size and smaller, but they will also still need to sell their private property.

Hi Sir/Mdm,

Unfortunately this is not possible under the current HDB rules as they are required to sell the current property and wait out a 30 months period before they are eligible to buy a HDB flat.

For their retirement, I would suggest selling the private property and downsizing to a HDB flat so that they can use the cash profit to invest in other instruments which can provide them with a stable income such as bonds. Alternatively, they can consider changing to a dual key unit so that they can stay in one side and rent out the other to generate some passive income.

1) Understand that there is no property under your mum's name.
2) I believed this is the main reason that they came out such an idea.
3) When it comes to the HDB, unlike private property, the HDB categorized a married couple as a single entity and cannot be separated.
4) The HDB will required the applicant's spouse to be in the picture when they apply for an HFE.
5) The spouse can be an owner or just a core occupier, he has to adhere to the HDB policy which is willing to give up any private residential property within 6 months upon key collection.
6) Thus, the idea of keeping the condo to earn a passive income is not doable in this case.
