Hi, my husband has a hdb flat still loan and pass 5 year mop. We would like to move out, his parent will still be staying. My name is not inside the occupier or owner. I would like to purchase codo under my name only, what option can I choose to avoid heavy charge?

1) ec condo, bto condo or private condo can I buy?
2) if only my name in the condo, can I avoid paying other charges? Because my husband is owner of his parent house. What thing I need to pay?
3) any recommendations and estimation price for 2 room or 2 room 1 study room.

Good morning buyer,

Since it's your first property purchase, you will be subject to the normal buyer's stamp duty of estimated 3%.

If you are a SPR or foreigner, you will be subject to a further 5% or 15% additional buyer's stamp duty respectively.

ABSD is depends on residency status and not type of property you purchase.

As a single purchaser, you are only allowed to purchase resale EC or private condo. You need to form a family nucleus to apply for a BTO or new EC.

For purchase of private property, you need to fork out at least 23% of the purchase price (as a Singaporean) provided you can obtain a 80% bank loan.

1) 5% cash downpayment
2)15% CPF downpayment
3) estimated 3% buyer's stamp duty
4) $3k legal fees
5) misc fees like valuation fee, stamp duty for mortgage etc.

Most fees are chargeable be it you are a single or two purchaser/s.

For instance if you have $150k cash and CPF, you can afford a $652k property.

As for pricing for units depends on size as well. Some new launches are going for $600k for a small 2 bedders but a decent size resale 2 bedders EC (La Casa) is going for $800k plus.
