Hi! My husband and I got married last year September and he is currently on LTVP. We are looking to purchase a resale HDB flat and in the process of submitting our HFE letter.

We do have some questions we wanted to clarify.
- The HFE letter is requesting that my husband submits his Notice of Assessment. Currently, he is considered self-employed in that case there are no records in IRAS that he can submit. What are we able to submit then?

- While researching, since I will be the main owner in our circumstances, we cannot decide how much of CPF to cash to use to pay the monthly mortgage. Is there a recommended proportion of CPF to cash or best to use totally CPF to cover mortgage if possible?

Hi Felicia,

Did your husband file his income to IRAS as a self-employed? If yes, he should have the IRAS statement.

There is no "right or best percentage" to use from your CPF-OA. Everyone's objectives differ and has different risk appetite too. It all depends on your objectives going forward, and also if you have any plans to use your Cash after the purchase.

Hello!
Your husband being the occupier will still have to furnish his income documents such as IRAS statement to HDB .

Some prefer to hold cash while using cpf to pay for mortgage while some prefer to use cash to pay for mortgage to avoid incurring interest on their OA. Either way , you can change the % of cash /cpf anytime even after your purchase.

Hi,

You can try to submit the previous year NOA, or this year's if he has already done the submission. If he has no income for last 15 months, hdb may require him to do a statutory declaration on this, only HDB can provide the recommendation.

Cash cpf portion for mortgage everyone has their take on this. Some prioritize the cash flow for lifestyle needs, some prefer to use cash since they feel CPF OA earns a better rate than what they can achieve with the cash. Do note the CPF OA you utilize for property will incur accrueed interest over time.

Hi, I see that your husband is currently on a LTVP, meaning that he is technically not being allowed to work in Singapore, unless he has set up a company or have gotten approval for it. So reporting his income might not be possible in this case since he can't submit the NOA. Alternatively you may check if he can submit the proof of income he is receiving, otherwise only your income will be taken into consideration for loan amount.

As for cash or CPF usage to handle mortgage payments, this will depend on your personal preference. Some of them prefer using more cash so that their CPF can accrue more interest held inside, of course if your cash is able to generate more interest, it will be wise to stick to more CPF contribution. Do note that in the end when you sell your HDB, the CPF used along with the accrued interest will have to be put back into your CPF account before you can get the cash proceeds.
