Hi,

My family is 1SC + 1PR. I want to sell my 5 rm HDB flat and upgrade to condo. My HDB is over MOP, and it is the only property I have. What will the gov latest cooling rules affect me?

Evening MYLI,

I will recommend you to sell off your HDB before condo purchase if you are cash tight.

Because the difference of sell HDB then buy condo and buy a condo then sell HDB is a difference of 5% ABSD. Even though there will be ABSD relief which you can apply after purchase.

But if you decide to buy condo first before disposition, you will be subject to 10% ABSD on top of usual buyer's stamp duty [(3% x purchase price) - $5400].

If you decide to buy sell first before condo purchase, you will be subject to 5% ABSD on top of usual buyer's stamp duty.

Evening,

With the current ruling, you can apply for remission of ABSD if you declare that as your matrimonial home. It would be good to sell your HDB first as you will be required to provide evidence that your current property have being sold, ie: your buyer have exercised the OTP, to avoid paying ABSD for 10%.
