My family and I are currently staying at jurong west, hdb executive apartment for 10 years bought through sale of balance flat. However we are thinking to move to tengah bto to be nearer our parents. In fact we already got a selection date to choose a 5 room flat (possession date Mac 2024) there in a couple of weeks. we understand there might be levy etc so we need to make some really informed decisions. Would appreciate any advice. Thank you.

Dear Ms Nur,

The considerations is to understand the estimated sales proceeds from the potential sale of your current flat, on top of the resale levy applicable when you make the switch. As different people have different priorities, the resale levy amount applicable can be a worthwhile considerations to make the move for some but not others, since you have mentioned to be moving nearer to parents where the intangible values you will get from such a move will be considered priceless to some.

Good morning Eliza,

BTO/ sale of balance flats/ resale flats with CPF housing grant are considered subsidised flats.

Resale levy is payable if for instance, you own a SBF now and intend to purchase a BTO. The amount will be $50,000 for EA owners.

Perhaps working out an estimated financial calculation for you could be the best option to figure out whether this move is do-able.

Hi Eliza,

Yes a resale levy is payable when you purchase your 2nd subsidized flat. Your current flat at Jurong is considered a subsidized flat as it is bought from SOBF exercise, so is the Tengah BTO as it is bought from HDB direct. A levy of 50k is payable and can only be paid in cash or sale proceeds.

It will be ideal to do up a financial plan so to find out whether the move makes sense.
