Hi. My current HDB MOP is in Oct 2024.
if I want to time the sales of my HDB alongside the purchase of a condo, such that I can move into the condo at the same time the HDB MOP, is that even possible? If yes could you advise me how that can be done?

Hi, this may not be possible but it is possible to time it in the shortest time possible, with you moving into the condo a few months after you MOP. The reason why I say it is not possible to do so is that we are not allowed to market a unit that has yet to MOP on the open market, but we can reach out to my existing buyers which might be interested and shorten the timeline.

Morning,

You can only purchase condo after HDB MOP is obtained, and not before. Similarly you can only sell HDB after MOP is obtained. Usually we can do some planning meet up approx 2 to 3 months before the HDB MOP, so to prepare for the purchase and also to ready the unit for sale.

Hi Sir/Mdm,

It is not possible to time it in such a way that you can move into the condo immediately after the MOP. The fastest that I have managed to time for my clients is for them to move into their condo 3 months after the MOP.

This is because to avoid having to pay Additional Buyer Stamp Duty, you can only purchase the condo after the sale of your HDB and to grant an option to sell your HDB, it has to be 7 days after the MOP.

To move fast, I will usually encourage my clients to start looking for potential buyers early because upon MOP there will be more units looking for a buyer and therefore we will need to plan and start early so as to get a good price.
