Hi.

My boyfriend is a foreigner. I'm a Singaporean. We are keen in purchasing a condo for rental purposes. Can someone explain the legalities involved purchasing a condo (sgp + foreigner)? Thanks.

Good morning investor,

As both of you will be purchasing under non related parties (not married), you will be subject to 15% additional buyer's stamp duty due to his foreigner status.

Unless your boyfriend is a resident from these countries stated below then he will be exempted from ABSD.

1. Nationals and Permanent Residents of Iceland, Liechtenstein, Norway or Switzerland
2. Nationals of the United States of America

Alternatively if you purchase as a married couple, you will not be subject to ABSD because IRAS will treat this purchase as your matrimonial house.

Afternoon,

As both of you are not married, ABSD of 15% is payable on the purchase. Both of you will need to obtain the mortgage from bank and pay the deposit 20% for the purchase. 5% of which must be in cash and 15% of which can be paid using your CPF OA, else will be topped up by cash.

Dear Miss,

The general legalities will probably be the Additional Buyer's Stamp Duty involved in the purchase of a residential property here in Singapore. Also, as a foreigner, he will only be eligible in non landed private residential properties on main land Singapore (eligible for landed on Sentosa island). The key considerations will be the financing of such properties in terms of loan eligibility, therefore it will be good to get this aspect sorted out before embarking on househunting. General process of purchasing a residential property will take about 12 weeks (1% cash (cross cheque) at week 0, 4% cash (cross cheque) at week 2 when you exercise the Option To Purchase and another 10 weeks for lawyers to carry out the legal works on the property transfer).
