There are a few ways about it and Zhiwei have mentioned one of it. What I have done was to understand the type of property, location and budget that my clients want. Arrange to view the matching units, take photos and email to you. Make an offer for whichever property that interest you and I will present it to the sellers. However, the Option fee would be required to be transferred to seller's bank account if the seller accepts your offer. I would then present that OTP to your acting lawyers in Singapore and have them communicate with you and courier the necessary documents for your signatory. All this would then be done in the presence of Notary Public. When it's done, issue a cheque for exercise fee, payable to the law firm and courier the entire documents back.
As for loan, being located in the States, provide your income documents to Citibank in Singapore should allow your loan to be assessed. The relevant banker will work things out with you, in terms of getting your IPA and LO ready in due time.
