hi, me (Sg citizen) and my wife (PR) jointly own a condo (matrimonial home, purchase price 1.295 mil, currently with loan of about 1 mil, OTP signed Sep 2016) where she has 99% and i have 1% share. now we want to decouple so that we may consider getting a new condo under my name.
i want to get help with these Qs:
1. what is the seller stamp duty if we were to decouple after Sep 2018?
2. what would be my wife's BSD and ABSD amount when she buys over my 1%? would it be on 1% (12950) or full value(1.295m)?
3. for the loan, do we have to pay the Bank back first and re-loan? or we can do a transfer of loan?

Assuming current valuation is $1,295,000,

1. SSD amount is S$1036.00.

2. BSD amount is S$129.50. ABSD is S$647.50.

3. She will need to have the ability to take up your outstanding balance loan of $1m.

On a sidenote, you will also have to refund whatever CPF monies that you have utilised for this property, back to your CPF-OA account.

Dear Sir,

Let me try to address your concerns:

1. There is no Seller Stamp Duty when you decouple now.

2. For your wife, she will be buying over your 1% which is worth $12,950 and therefore the BSD and ABSD is based on $12,950 which is quite minimal.

3. You will still need to go through a part sale and part purchase process and the loan will need to be redeemed and reapply for a new loan under her sole name. The legal fees for decoupling is about 6k.
