Dear sir/madam,

There is no guideline involved for such cases as it is more of a perceived value by a buyer or seller that determines the final transacted price. Usually I would put a bare patio or roof terrace at 50% of the build in price just as a generic guide but if the patio or roof terrace has been well done up and decorated, that would not be the case anymore.
