hi, may I know is there any restriction to buy a resale EC ?
if I have overseas property, can I buy a resale EC ?

for SC and SPR couple and owning a HDB flat now, how can we avoid paying Additional stamp duty when buying new private condo ? we buy sell the HDB flat before do the booking or can wait until we collect the key for new condo ?

Hi,

If yoy have overseas property, you can purchase resale EC no issue, but cannot apply for new EC. What are your plans and objectives? If its to upgrade, sell hdb & upgrade to condo, your timelines must be planned properly so stamp duties will be minimized. By the way, may I know which project are you looking at? Its best I have more details so to make better recommendations on how best to approach this. Thanks and hope to value-add further to your plans.

Good afternoon Willie,

You are eligible to purchase a resale EC even though you are owner of an overseas property. No problem at all.

If you intend to avoid paying ABSD when purchasing a private condo, you will have to sell off your current HDB before proceeding to do so.

If not, you can pay first and apply for remission at a later date provided your HDB is sold within 6 months from your new condo's TOP date.

This remission is granted for married couple with at least one SC who purchase their matrimonial home.

If you are looking at resale EC, there would be no restriction provided you have fulfilled the MOP on the current HDB unit. ABSD will be payable whether you opt to perform decoupling or purchase the second property under the SC counterpart.
