There is one transaction in March selling at $368K in your area. In current situation, you will be very lucky if you can sell your flat at valuation. Some is even below valuation. Buyers on the other hand, will not willing to pay above valuation, unless your unit is near to Hub or MRT or with special demand that you can still obtain COV.
