Dear sir/madam,

What are your objectives of purchasing the resale HDB? Timing of real estate market can be especially tricky now. Prices of real estate is very much subjective to the supply and demand aspects. As long as the supply is unable to cope with the demand, the prices will always grow, and in the recent cooling measures introduced by the authorities, you notice that other than lowering the loan to value ratio for HDB loan, nothing much has changed, while there are plans in pipeline to introduce more BTO to the market.

While increasing the supply through BTO, home buyers who cannot wait to move into the place will still be required to purchase. Assume that price does come down, how much will it come down then? Over the next 2-3 years, if you require to pay rental, how much rental will you have paid? Does it make a difference to wait out or to act immediately?

    Appreciate your sharing, I propose you enter to a smaller resale flat like a 3 room HDB for a start and plan your way up to 5 room or condo or EC 5 years later. My aim is to enjoy all the grants at the moment, and save up for the next plan in 5 years time. What if the prices remain the same as today's market or even higher ?     I am planning to purchase HDB resale flat and also considering to sell after I have met MOP. Do you expect HDB resale flat prices will be cheaper than now 5years later?
Hi,

1) From the recent cooling measure, I would think there will be an effect to stabilize the HDB price.
2) Mainly affected people are the SC families who are applying for the HDB loan.
3) Therefore the impact would be minimized due to the type of buyers the cooling measures are directing.
4) SPR families are not affected by the latest cooling measures.
5) Personally don't think the resale HDB price will drop from the cooling measures. But the buyer might be more sensible in their offer.
6) The sellers would be more realistic with their expectations. COV would not be as high as in 2021. But this will not go away so soon.
7) Usually this will take another 3 yrs to minimize according to the history.
8) The building speed will still be affected by the pandemic since we still treat covid-19 as the normal flu yet. Until then, the BTO readiness will not change until we are able to import more foreign workers and workplace safety measures can be adjusted to accommodate more manpower to work in the same place.
8) You just have to be careful in your offering and ensure you did your homework before making an offer. Negotiate the price to a reasonable value in order to minimize or no COV in the offer.

In my opinion, if you're in need of a place to stay, you should just proceed to purchase the flat. It beats having to pay rental for next 1-2 years, and at the same time risk the price going higher.
