Hi,

There are lots of factors to consider when buying property.
HDB flats, EC/private, landed has their uniqueness.

One of the reason there are some EC has MRT station nearby is due to scarcity of land in Singapore.
In the past, only HDB flats has the privilege to be near MRT station. Now more and more EC also come to enjoy this convenience of public transport.

There are no definite good or bad point about it, dependent on which angle you are looking at it.

ECs in fact, are surrounded by HDB flat if you look closely. There are plently of choice if you are looking for private condo only surrounded by landed.
Even EC such as Westwood also has the privilege of surrounded by landed, but of course has to forgo the convenient of public transport.

Hi Sebastian, lately I was sharing with some of my buyers who will be goin for the only EC launch this year on how the enbloc sales of Mandarin Garden as a record pricing as an example and on how the developer will price their project on this site. In short, I was sharing with them that due to the land scarce in Singapore, do you prefer to buy and wait? Or to wait some more then buy and to see the develeper raising their prices a few round?
