Afternoon,

Technically, anyone can buy and sell without the assistant of a property agent. But you will need to source out your own viewing listing, lawyer, bankers and do all the paperwork.
By engaging one, you free yourself of more quality time and trouble. Being unfamiliar with be paperwork will also be history.
As for commission aspect, standard rare goes at 1% of buying price. Being in an society of free trade, I deem otherwise.

My opinion is it is better you engage an agent to serve you in making arrangement for you to view the condo you wants. The agent is a best person who can advise you and also help you in arranging on banking loan as well.

For private condo purchase, buyer no need to pay any commission to the agent. Your agent will get the half portion from the seller's agent. If it is HDB resale, then a 1% commission is payable.
