Hi, I'm planing to buy a resale flat @ $320k, and thinking to use commercial bank instead financing the loan with HDB. Currently we both husband and wife are SPR, jointly cpf have around $40k, cash available $40k. Is the total of $80k sufficient to buy this flat $320k?

Good afternoon buyer,

Do take note that you have to prepare around 28% of the purchase price as a SPR household.

SPR household has to fulfil SPR status of 3 years respectively and only able to obtain a bank loan.

1) 20 % downpayment
2) estimated 3% buyer's stamp duty
3) 5% additional buyer's stamp duty
4) $3k legal fee
5) $80 resale HDB submission, $200 valuation fee etc
6) agent commission (1% of purchase price)

Thus with your finances, you might only be able to purchase a $280+ property.
