hi, I'm over 35 single applying for SC, planning to buy resale HDB asap, but my partner is a foreigner with work permit and we are planning for marriage soon.

1. If I buy resale HDB before marriage under single scheme, do we need to sell off oversea property or resale HDB after marriage?
2. Extension of above, can we not putting my spouse as essential occupier after marriage?
3. If we get married first and buy resale HDB later, due to oversea property, we will need for 15 months for eligibility?

Good morning,

You have to be SC to be eligible to buy a resale HDB under Single Singapore Citizen Scheme. If you have any private property be it in Singapore or overseas, you need to dispose it first and observe 15 months before you are eligible to purchase. This is applicable as well if you decide to marry first then buy resale HDB.

During MOP, HDB usually require owners to include their spouse into house minimally as occupier. You might want to clear this up with HDB directly.

Hi, yes usually if your spouse owns a private property or overseas property and you guys get married during MOP, they will be required to dispose of the property or the HDB. Usually, the spouse is considered as an essential occupier after marriage, and the consent will be required for future sale of unit.

Yes if you guys get married first, there will be a wait out period before you can buy a resale HDB. The wait out period will be longer to 30months if you plan to get HDB loan or CPF grants.

hi,

1. You can only buy a resale hdb under Single Scheme if you are singapore citizen
2. You (currently PR?) and your wife (work permit) can only buy a resale HDB if either you become Singaporean or she becomes a SPR.
3. After marriage, her name has to be put in as essential occupier
4. You will have to dispose your overseas property and observe 15 months wait out period.

Only Singapore Citizens can buy HDB flats on their own.
If your spouse isn't a Singapore Citizen or Permanent Resident (SPR), you can still buy a resale HDB flat together. However, your spouse will be listed as an "essential occupier" and won't be an owner.
Selling Overseas Property: You'll need to sell your wife's overseas property and wait 15 months before buying the resale HDB flat.
