Hi,

Unfortunately the income exceeds the ceiling of 16k significantly, it will be quite a tough ask to get approval. Why not consider new condos that are priced quite close to ECs? In fact there are some value buys still in the market.

May I have more info and requirements about your plans so to make better recommendations? Thanks and look forward to value-add to your housing plans.

My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Hi, you could still appeal but it is very unlikely that you would gotten the approval as the difference is quite alot. So your choices will be either condo or resale EC. Pls feel free to let me know if you need any assistance.

Dear sir/mdm,

I have always told my clients who ask me any chance for appeal to the authorities for exceptions, to go try since even if the possibility is low,it is still worthwhile to try than totally not trying.

Should results turn out negative, perhaps I can shortlist some other units closer to the price range of EC in your preferred location? We can run through the financial aspects for consideration if your concern is the monthly commitments, so you have a better understanding of situation. In real estate market today, it is not only about purchase and sale of properties, but asset planning such that you will be in a favourable position 3-5 years down the road sitting on positive returns target of $200k.

Dear Sir,

To be honest, your income is too high for HDB to consider the appeal favorably. You may want to consider getting a brand new private condo instead.

I have shared with several of my clients why a private condo makes more sense as compared to purchasing an EC. Moreover, EC is less attractive in the current market as the price gap between an EC and a private condo has narrowed significantly.

HDB will look into the appeal case by case basis.. unless if you have very good grounds for appeal, otherwise the chances are quite slim as your income exceeds by quite a lot.. Appeal is based on a case-by-case basis. Though I feel the chances are slim, you might want to try to appeal using various reasons to justify your case.

One thing to note though, is that the locations of most ECs are not as central as compared to some of the condos. Are you and your family ok to compromise on this?

There is no harm in appealing as you will never know the outcome. However from an investment perspective and considering your high income, private properties always attract high resale value and attract higher price appreciation in the future. This is due to the fact that private properties has a lower restriction such as non requirement for a 5 year MOP to sell and 10 years timeline to be eligible for sale to foreigners.
