Good morning,

You can start off by apply for HLE (HDB loan) or IPA (bank loan) and register intent to buy.

After price negotiation and agreement, you will receive option to purchase (OTP) in return.

Option period is 21 days. Thereafter there will be a resale submission period (Varies between both sellers and buyers) for both parties to submit to HDB for approval.

Once both parties submit, HDB might take 4 to 5 weeks to process (longer due to COVID).

Once approved, it will take 8 weeks to completion date.

It might take up to 3.5 to 4 months (provided we never grant extension to seller) if we can do quick exercise of OTP and immediate submission.

Assuming there is no interruption to the flow, it will take theoretically about 12 weeks from date of option. However in reality, it may takes about 16 weeks to complete if there is no extension of stay for the seller.

Hi,

1) The whole process takes around 3~6 months to complete everything and move in.
2) From offering for OTP till HDB approval ~ 3~4 weeks. Another 8 weeks to complete all legislation, document processing, payment of miscellaneous, caveat, stamp duty, etc.
3) It takes about 4~8 weeks to shortlist and successfully offer for an OTP.
4) Thus it is important to plan, prepare, identify the type, location, reduce the waste trips to enhance the buying experience.
5) Preparation according to sequence as follow:
(a) Apply for HLE (HDB loan - valid for 6 months) if you are an SC. Apply for bank IPA if you are SPR. Following is the instruction for the HLE application:

I am well experienced in HDB transactions. The process can take as short as 3 months or as long as 8 months depending on the seller requirement. Amongst factors affecting the length of transaction are, how long buyers took to exercised the option (Although buyer have 21 days to exercise, I will always advise my buyer to exercise it much earlier to shorten the process), resale submission days requested by seller (normally 30 days but in some cases seller would request up to 90 days), extension of stay if requested by seller (can be as long as 3 months) and how long HDB takes to process the transaction (At the current moment, HDB is taking longer time than usual to process due to a high surge in resale transactions). I am well specialised in HDB and have served various first time buyers like yourself. A vast majority of my buyers managed to secure a house without COV despite the current market situation.
