Hi I'm enquiring on behalf of a friend. She is going through a divorce and court has ordered sale of existing HDB flat within 6 months. Is she eligible to buy another resale flat before selling her current flat? Will there be any subsidy for single parent, etc.

Sorry to hear about the unfortunate situation, I hope she is managing well. Yes she may be eligible but if she needs to sale proceeds to come back before she can complete the purchase, then it may be better to do the sale first.

Hi, yes your friend would be able to purchase another resale HDB flat as a single scheme buyer if he or she is above 35 years of age. Or to purchase it with his or her children under custody. I have done similar divorce cases before and would be most glad to assist further.

HI,

I am sorry to hear that your friend is gong through that now. Nevertheless, like what I have advised many clients, the most important thing is to look ahead and move on.

To answer your question, yes your friend is eligible to buy a resale flat before the current one is sold. Usually in a sale and purchase scenario, of course affordability is the most important factor that we need to look at. If that is an issue, then we will need to sell first before buying. So best will be to do a detailed financial calculation to see if that works. Next will also be the timeline planning. Very crucial as we will need to time the transactions correctly so we do not end up in a situation where we have no house to stay if we choose to sell first at the end of the day.

Maybe what I can suggest is that my partner and I, can actually meet up with your friend and maybe also yourself and we can assist to do a financial calculation for your friend and also advise on the timeline. I also do not know whether is this something good but we have done many divorce cases in our career. So we may be able to advise on both the selling and buying at the same time.
