Hi I'm currently living in a 4 room new bto for 5 years. Considering to sell my place and buy a resale mansionette in a similar area. May I know how does the housing loan/payment work - I'm hoping I can continue to pay via cpf (using my first hse sale to cover for my new flat) without any additional top up per month. How can I check this?

Good morning Sir/ Mdm,

I can work out the figures for you and see whether is it possible for you to upgrade to EM without monthly cash top up. Care to share more info about your unit?

Let me share a bit first:
If your existing loan is a HDB loan, we can do a contra for your sale and purchase if possible. If you decide to use HDB loan for the second time in your EM purchase, you will have to set aside 50% of your sale proceeds and all your CPF OA funds (you can choose to set aside $20k) to reduce your HDB loan.

But if you decide to use bank loan for your EM purchase, it's not necessary to set aside 50% of sales proceeds and all CPF OA funds to reduce the loan. Therefore you might have more cash proceeds on hand but do take note that you will have to fork out minimum 5% cash for the downpayment.

It is possible to use the profits and CPF refund from your current flat to finance the purchase of the next house. However, I will always recommend my clients to do up a full financial assessment before proceeding with the upgrade. With the assessment done, you will have a good overview of your financial position after the sale and process and also can have a good idea of your monthly commitment (whether the need to top up any cash).

Apart from the finances, it is important to plan the transition timeline properly so that you are able to transit from your current place to your new place with minimal cash outlay and more importantly eliminate the need for an interim place to stay.
