Hi im currently 33, single singaporean, looking to buy a resale 3 room hdb flat when i turn 35 in 2013, still single. Based on the current trends in market, do you think it will be possible to buy one with say around $70k in CPF ordinary and $30k cash? What is the sort of realistic price i should be looking at? Would it be around $270k to $300k? I am not picky and any locations/estates is fine. Thank you for your time.

Morning Ryan,

Currently, the lowest possible valuation for 3 room flat is around $260k, with COV asking of around $25k to $28k, since you have not preference on location.
As for how market will move towards 2013 and how the pricing will be like, it would be rather tough to gauge.
For now, your CPF is sufficient but might be tight on your cash.

    Very much thanks for your kind reply. You mentioned COV asking for around $25k to $28k. Is COV a must for every resale 3 room flat? May i enquire if there are resale flats that does not have COV? When i start looking for a flat when im 35, is it ok to ask an agent to help search for locations that has no cov? Sorry if this seems like a very silly question.
