Hi, im current staying in DBSS yet to MOP and am looking to buy a private once MOP is up. will i be looking at posting to sell, complete the transaction then look to buy, or can i perform both concurrently?

Good afternoon,

Care to share when's your MOP date and your plans?

I assume you wish to use the sales proceeds of your DBSS and finances on hand to upgrade to a private property.

If you dont need the sales proceeds, you can buy private first then sell your DBSS. By doing this, you will be subject to ABSD and eligible for 50% bank loan if you still have outstanding loan. ABSD will be refunded if you are eligible.

If you need, you can either take your time to sell first, find a temporary accommodation and take your time to source for an ideal home.

If not, you can do both at the same time but you must time both transactions nicely.

Dear upgrader,

In order to keep the cash flow position healthy, I will usually advise my clients to sell before committing to a purchase given that Additional Buyer's Stamp Duty is quite hefty even if you maybe eligible to claim it back later.

In addition to that, you are only able to commit to a purchase upon meeting the MOP of your current property.

It is perhaps wise to speak to a qualified banker to work out your finances and cash flow and commitments before making the next move if you have not done so.

It would be good to post your unit for sales first and understand the demand for your unit before starting to look at unit for purchase. DBSS is also subjected to ethnic ration restriction which can be a issue for some sellers.
