Your only options for home purchases will be non landed private residential properties. Assuming that you are eligible for full 75% loan, your downpayment will be 25% where minimum cash component will be 5% with remaining to be made up of a combination of CPF and/or cash. Stamp duties will be applicable, and the rates will depends of whether your spouse is included as a co-owner in this property that you are purchasing. If your wife is included as a co-owner, higher stamp duties will apply as she is a foreigner. If you are the sole owner, your stamp duties will range between 8 to 9% all inclusive if this is your 1st residential property in Singapore depending on the price range of property you are purchasing.
