Hi, I'm a SPR with intention to convert to SC. I know that SPR need to pay additional 5% tax compare to SC if we buy pte condo. Q1: Can I buy a EC after MOP with my husband who is also SPR? Q2: Can we reclaim the 5% additonal tax paid if one of us obtained the SC later? Q3: There is an income ceiling of SGD12000 per month per household. Can we buy new EC if only one of us is SC? If yes, is the income ceiling applicable upon the submission the request to buy a EC or it will be applied throughout until the EC is completed?

Good afternoon Tea Yin, If you are thinking of purchasing a resale EC or a private property with your SPR husband now, you are liable to pay 5% ABSD. IRAS will not refund it to you if anyone of you becomes a SC in future. You guys can apply for new EC if either one of you is a SC in future and will be subject to income ceiling when you guys apply it. If you need any assistance in your property purchase, feel free to contact me. Cheers! YT Tan ECG Property 9111 5171  yt.lovelyhomes@gmail.com Read More
