Hi I'm a single 34yrs old SPR. Intend to know if it's affordable to buy a studio apt now? Happy 90k cpf n monthly income 4.4k. How much cash upfront need to prepare n monthly installment be? Will I b able to pay off installment using cpf??

Good morning buyer,

Do take note that as a SPR buyer, you will be subject to 5% additional buyer's stamp duty on your purchase.

Thus if you are able to obtain a 80% bank loan (still subject to total debt servicing ratio, your age, income, debt etc), your initial outlay will be:

1) 5% cash downpayment
2) 15% CPF downpayment
3) estimated 3% buyer's stamp duty
4) 5% ABSD as a SPR
5) $3k legal fees
6) valuation fee, stamp duty for mortgage etc

Let's say the new launch is $550k, you need around $154k (cash and CPF OA funds).

Yes you can pay the monthly mortgage instalment by CPF OA funds.

Cash 5%
Cpf 15%
Bank loan 80%
BSD+ABSD + legal fees 8%

Max bank loan depends on your age, income, credit profile and whether you have any outstanding loan at the moment. Yes, you can use your OA to service the monthly mortgage installments.
